Manley Renovations Design-Build-Remodel Services Manley Renovations is one of the few locally owed remodeling firms with the resources to offer you a true “one-stop-shop” remodeling experience. We do this by providing you an experienced and friendly architectural design staff, a private showroom where you can see, touch and select your finish materials guided by our interior designer. And you’ll have a dedicated Project Manager ensuring your project runs smoothly.

Our experienced design and construction staff work closely with you every step of the way to ensure your remodeling project incorporates your needs and tastes. Project Management Another advantage in selecting Manley Renovations as your remodeler is you’ll have a dedicated Project Manager assigned to your project. This one point of contact gives you a person to go to with any questions, ideas or concerns. Your project manager will be available to you throughout your project and will assure your project starts on time, runs smoothly and finishes on schedule.

Our Process Ensuring your remodeling project is an enjoyable, rewarding and stress free experience doesn’t happen by chance. In fact to help us meet these goals we utilize a process called Design/Build which means we are your single source of responsibility for delivering the results you envisioned, in the time frame you expected while staying within your project price range. Design/Build Process Throughout the Design/Build process and unique to Manley Renovations clients, you’ll have a dedicated team of experienced in-house designers and project managers guiding you through the entire remodeling process. Below are the steps of our Design/Build Process.
The design/build experience begins with the first phone call you receive from your Project Coordinator. During this first phone conversation your Project Coordinator will listen to your ideas, share information with you about our company and if you’d like schedule a free in-home consultation to discuss your project in more detail. In-Home Consultation This meeting is informative, creative and is intended to be conducted in a relaxed manner. We want to hear all about your project, the ideas you have to make it yours and any concerns you may have about remodeling in general. When we have a good understanding of what you want we’ll begin to offer possible solutions and perhaps tell you if your ideas will work, how long your project will take to complete and how much you should realistically set as an estimated Project Budget. This complimentary visit will include discussion of our Design/Build process and the fee associated with proceeding into the Design Phase. Design Phase Once you feel comfortable with our company’s capabilities and have retained our Design Services, we’ll schedule another visit, called a field measure. We will measure areas of the existing home that pertain to the new project, photograph the existing conditions and if needed schedule a "Walk-Through" with one or more of our trade partners. Design Review After we have enough information to begin the design work we’ll schedule a Design Review meeting with you. We may put forward two or more concepts at this first meeting knowing the design will evolve with your direction into exactly what you want. In addition to floor plans our designers may show you elevations and 3-D computer rendered drawings to help you visualize your new space. We’ll also be developing your budget and discussing materials through the design process.
Remodeling Agreement After you have accepted the final design revision your Project Coordinator and Production Manager work together to develop detailed specifications and descriptions of work. Your Project Coordinator then schedules a Remodeling Agreement appointment where you will review and execute the paperwork. Within a few days we will develop the actual Construction Documents that may include engineering calculations and any other information needed to build your project and obtain permits. Production Phase Our Design/Build process allows us to easily proceed from the Design Phase to the Production Phase seamlessly. Your Project Coordinator will begin handing over the project to the Production Manager and in detail talk about the project and any unique concerns you may have about the construction. Soon after signing the Remodeling Agreement you will also begin meeting with our Interior Designer to finalize selections of products and finish materials. Your Interior Designer will guide you through our beautiful new showroom and provide just the right advice on how to portray your very own personal style. Pre-Construction Meeting After you have finalized your selections the Project Coordinator and the Production Manager will meet with you at the project site and perform a “Job Walk-Though” which includes going over the details, answering questions and addressing concerns. The Project Coordinator will hand over the project to the Production Manager and a finalized construction schedule will be generated. During Construction A communication system will be established to ensure you receive the results you expect. Our Project Manager and production staff will work hard to keep the lines of communication open. Your Project Manager is responsible for scheduling the trades and materials necessary for project completion along with performing our quality assurance process. An on-going relationship with your Project Coordinator and Interior Designer will ensure that the expectations you set forth in the Design Process are being met. Completion When your project is nearing the finish stage you and your Project Manager will walk through the project and create a “punch list” of items that need to be addressed before we leave the job site. Not until you are completely happy will we consider our work to be finished. Our goal is to be your single source of responsibility for delivering the results you envisioned, in the time frame you expected while staying within your Project Budget.
